Do you own a house or apartment in Roscoff and are thinking of letting it to holidaymakers? Good idea: the town attracts visitors all year round. Before you publish your listing, here are the steps to know. The rules change regularly, so always check the current regulations with Roscoff town hall.
Registering your rental and getting a registration number
In Roscoff, a home let as furnished tourist accommodation must be declared to the town hall. This gives you a registration number, which must appear on all your listings, on Airbnb as well as Booking. The platforms ask for it before publishing.
Main or second home: different rules
If the property is your main home, short-term letting is limited to a certain number of days per year, in principle 120 days. For a second home there is no such limit, but other rules may apply depending on the town. The town hall will tell you exactly what applies to your property.
Star rating: optional but useful
The furnished tourist accommodation rating, from 1 to 5 stars, is awarded after a visit by an accredited body and lasts five years. It is not compulsory, but it reassures guests and gives you more favourable tax treatment on your rental income. Several of the homes we look after are rated.
Tourist tax
Each guest pays a tourist tax, which goes to the local authority. Airbnb and Booking usually collect it automatically. For direct bookings, you collect and declare it yourself.
Insurance, shared buildings and safety
Check that your home insurance covers holiday letting. In an apartment, read the building's co-ownership rules. And think about safety equipment: a smoke detector, and ideally a fire extinguisher and a first-aid kit, which guests appreciate.
What next?
Once the paperwork is done, the most time-consuming part remains: the listing, photos, pricing, welcoming guests, cleaning, linen and the little unexpected things. That is where we come in, with a local team in Roscoff, 7 days a week.
